Median price up 6%, homes moving in a week — the York County market in one snapshot.
RAYAC (the REALTORS® Association of York & Adams Counties) just released the July 2026 numbers, and the York County market is still moving quickly.
Here's the snapshot, year-to-date through July 31:
- 3,191 homes sold — up 7% from this time last year
- Median sale price: $307,150 — up 6% from July 2025
- Homes are averaging 7 days on market before going under contract
- Sellers are receiving 100% of list price, on average
- Inventory sits at 1.89 months of supply — still a tight market
Seven days is fast. If you're thinking about selling, that number alone tells you buyers are ready to move when the right house comes on. If you're buying, it means you need a plan in place before you find the house, not after.
None of this means every neighborhood is behaving the same way. Some school districts are up double digits in sales, a few are down. I'll break that out in more detail later this week — but if you're curious what this looks like for your specific street or school district right now, that's an easy conversation. No pressure, no obligation. Just the real numbers for your area.
